
One Metropica Sunrise, FL {One Metropica}
The second phase of construction for one of the biggest mixed-use developments in the country is expected to begin in Sunrise later this year, officials said.
Approved for a total of 3,300 residential units, the One Metropica property is being built in stages—the first residential building opened in 2017—and will expand at Sunrise Boulevard and the Sawgrass Expressway.
The 65-acre, $1.5 billion development near Amerant Bank Arena has drawn more well-off residents, visitors, and vehicle traffic to the city’s newly dubbed Sunrise Shopping and Entertainment District. The project will eventually include as much as 1.1 million square feet of retail, commercial, and office space in addition to apartments, according to city records.
A 28-story, 263-apartment high-rise tower currently housing residents at Metropica opened in 2020, according to the developers, led by Joseph Kavana.
Developers previously completed another luxury residential building at Metropica: the six-story, 417-unit Portico property in 2017. That building is also occupied by tenants.
Metropica condos were recently priced starting in the $600,000s. Rental units are being leased starting at $3,550 a month for a 2-bedroom, 2-bath unit, according to the property’s website.
When completed, Metropica will encompass approximately four million square feet and include boutique hotels and green spaces as well as restaurants, shopping, and entertainment options.
“The level of luxury and amenities within ONE Metropica Residences are at par with South Florida’s most notable residential buildings,” Kavana said previously.
Kavana has developed a number of major South Florida projects and had a hand in the building of Jacaranda West in Plantation and Chapel Trail in Pembroke Pines.
An exact construction-start date in 2025 for the next phase of Metropica has not been announced.
