During Wednesday’s meeting, the Margate Commission will consider a controversial rezoning and site plan application from Fimiani Development Corporation on a second reading.
Fimiani wants to redevelop a 21.3-acre golf course into a 132-unit townhouse called Nove of Margate. He aims to subdivide parcel 4 of the Oriole Golf and Tennis Section into 132 townhouse lots and areas for recreation and drainage.
According to city information, the Margate Development Review Committee (DRC) recommended conditional approval on June 11, 2024.
According to city information, the golf course was known as the Margate Executive Golf Course and is generally located along the south side of Margate Boulevard, about 800 feet west of NW 76th Avenue and about 80 feet east of NW 79th Avenue.
Margate staff have recommended the project’s approval, citing its potential benefits. Fimiani’s proposal for a residential development with beautiful architecture, landscaping, and various amenities for future residents in the south area of Margate on State Road 7, which has not had much residential development in recent years, is seen as a positive step. According to a city staff report, the project will positively impact the neighborhood, offer a new residential option for young families, and promote economic development.
Marilyn Kneeland of Keep Margate Green opposes the project. She believes that while it offers suitable housing, it should be located in a more appropriate area. The group is upset because the project will replace the planned open space for existing housing complexes, primarily for senior citizens. They believe the new housing will be gated and market-rate rather than affordable, in contrast to the more than 5,000 senior homes and condominiums near the residential section of West Margate.
According to Kneeland, the project would contribute about 400 more cars daily on neighborhood streets. Members of Keep Margate Green have spoken at commission meetings and are concerned that this project will reduce open space in the city.
