Cornerstone's North Block: Plans Include 353 Residential Units and Expansive Common Areas

Officials from the city’s development review committee met with representatives from real estate firm Dunay, Miskel, and Backman, LLP, and developers to discuss updated Cornerstone progress on Monday.

The committee discussed Cornerstone’s North Block’s updated site plans, which the company recently submitted to the city.

The square footage for each use and the total residential units are slightly different from when the DRC reviewed plans in November. The updated plans call for 353 residential units, down from 361. Commercial space totals 24,180 square feet, which is essentially unchanged.

Common areas occupy 367,659 square feet, which is up from 250,566 feet. The parking garage space increased from 242,151 square feet to 252,841 square feet. The updated plans also include a 1,583-square-foot roof terrace, which is down slightly from 1,606 square feet.

Representatives from various DRC subcommittees found Cornerstone’s updated site plans largely complied with their respective guidelines, including building, fire, irrigation, landscaping, police, and platting and concurrency.

In the aesthetic review, Elizabeth Chang, the zoning manager, stated the architectural review committee made some revisions to the site plans following a November 21 meeting. Staff had concerns about the east elevation and configuration on the northeast façade.

For engineering, Dorian Johnson, a civil engineer, stated the DRC needs to have right-of-way permits from Broward County and the Florida Department of Transportation for roadway work. Developers said these were forthcoming.

Jenna Lane, planning manager, commented on WastePro services and the need for service efficiency. Tina Jou, assistant director of development services, expressed concerns about the frequency of trash pickups, garbage trucks idling on N.W. 94th Avenue, and containers fitting in trash rooms and loading areas.

The developments on the North Block come as the South Block approaches completion. In October, developers discussed multiple possible restaurants and retailers in the South Block, including Yard House, Korean Barbecue, and Jet Set Pilates.

In January, city officials projected Hyatt construction would begin in March. Complete construction of the South Block, excluding The Hyatt, is projected to be done by July 2023. The Hyatt’s construction is scheduled to be finished by Dec. 2024.

Cornerstone’s North Block construction will begin in May 2023 and continue through April 2025.
